The home is designed for extreme space and energy efficiency.  It feels 50% larger than its modest 2,040 ft2 because the floor space usage is highly optimized (see floorplan).  The A/C has three independent zones all powered by a two stage compressor and variable speed air handler, providing exceptional energy savings.  The laundry has its own A/C unit so that the clothes dryer does not vent the conditioned interior air – we are not aware of any other builder offering this feature.  Toilets are dual flush and the bathroom vent fans are motion activated to save electricity.  The window orientation limits heating during the summer and the electric system is solar ready.  Even the garage walls, roof and door are insulated (although at a lower R value than the rest of the house).  Sound insulation is provided in all interior bedroom walls and between the 1st and 2nd floor, while the aerated concrete silences outside noises.

The interior is finished with high quality materials which are best appreciated by visiting in-person.   Unusual touches include the LED lighted niches, soft close drawers, hard flooring throughout the house, upgraded appliances, Monterrey drag drywall finish, accent paint colors, masterful tile work, dual-flush toilets and granite counters everywhere (even laundry and secondary bathroom).

The house has peaceful, far distant views and is situated on a private 1 acre lot with deer, wildlife, a wet weather creek and pond!  It is just minutes from DSISD schools in the 78620 zipcode (Hays county).  Shopping at either the Hill Country Galleria or downtown Dripping Springs are nearby.  Austin is within commuting distance and many hill country attractions are less than 30 minutes away.
